THE FIRM

Thompson Land, LLC, is owned by James E. Thompson, P.E., Civil Engineer and Broker. The company specializes in vacant land for residential and commercial uses. Mr. Thompson combines civil engineering and real estate expertise to provide clients with a full service approach to investing, developing and selling of vacant land. Thompson Land And Engineering formed in June 1984 as a sole proprietorship. Work consists of real estate brokerage, land development and civil engineering. Thompson Land and Engineering was incorporated in 1987. Real estate and engineering services are presently provided by Thompson Land LLC which was formed in 2002.
The firm's practice is generally centered around the Puget Sound region, although, Thompson Land LLC often markets larger parcels throughout Washington. Clients include individuals, small businesses, larger corporations and financial institutions.
Mr. Thompson's combined experience as a professional engineer, real estate broker and developer is put to good use for clients. Development experiences have ingrained in Mr. Thompson the ability to balance engineering and real estate decisions to obtain maximum profitability. Mr. Thompson also has extensive experience in dealing with legal issues and regulatory agencies.

OWNER BACKGROUND

James E. Thompson graduated from the University of Washington, College of Civil Engineering in 1973 and became licensed in the State of Washington in 1977 and in the State of Alaska in 1981. Jim worked 10 years with a private consulting firm and since 1983 has had his own practice. Jim's engineering experience ranges from small water systems to managing a \$6 million utility construction project involving 3 cities, 5 consulting firms and 9 general contractors under 12 separate contracts. In 1983 and 1984 Jim joined the real estate firm John L. Scott, Inc. in Issaquah in order to meet state broker licensing requirements. While at John L. Scott, Jim exclusively sold vacant land and received numerous awards including top sales 1984-85 Issaquah office and top 10% 1984-85 within the entire company of 415 agents. Jim was born in Seattle, Washington and now lives in Issaquah. Thompson Land LLC is a member of the following professional organizations: Commercial Investment Brokers Association (CBA) and Northwest Multiple Listing Service (NWMLS).

REAL ESTATE PRACTICE

Thompson Land, LLC (TL)specializes in finding and/or selling vacant land. TL works with all types of land including residential, commercial, industrial, plats, recreational, etc. TL also consults with clients regarding investment potential, price opinions and marketing approaches.
The firm utilizes a very successful marketing plan that includes internet website, ads in the Seattle Times, detailed marketing package, referral network, signs and property preparation. At the sellers request, properties are also listed in the CBA and/or NWMLS multiple listing organizations. For continuing success, the firm requires client satisfaction and return business. Jim prides himself in maintaining continuous contact with clients. Jim regularly discusses showings, advertisements, mailings and inquiries.
TL policy is to only take listings that Jim truly believes are desired property and good values. Jim expects to personally sell clients listings. Unlike larger companies, TL does not bait and switch to another property. TL does not utilize hard sell tactics; clients and customers are treated with respect consistent with Jim's professional engineering background.

ENGINEERING PRACTICE

Engineering work is generally provided at below market rates to real estate clients who wish assistance in developing their property. Typical experience includes short plats, lot line adjustments, rough site feature surveys, permits (flood, shoreline, fisheries, environmental, etc.), flood plain analysis and water-sewer-drainage utility design. On larger projects requiring extensive design work, Mr. Thompson has provided project management services to coordinate the various disciplines involved to insure a marketable product.
Jim's engineering work brings him in contact with many local surveyors, septic system designers, well drillers, contractors, etc. TL contracts with only the most qualified of these professionals and is able to pass along their expertise to clients.

Project Engineering on other misc. subdivision projects throughout eastern King Co.

a) Meadow Wood Partnership: 50 acre, 9 lot residential subdivision in Issaquah.
b) Windsor Highlands Partnership: 70 acre, 13 lot residential subdivision in Issaquah.
c) Guemes Seaview Estates: 5 acre, 5 lot water front development on Guemes Island, Skagit Co., Wa.
d) Thompson Townhomes: 12 unit upscale townhome project in downtown Issaquah.
