FEASIBILITY STUDY

 

ATTENTION LAND BUYERS AND RESIDENTIAL AGENTS!!!

Confused about regulations and all the problems that can prevent building a dream home?  You should be!    It’s an absolute quagmire out there and getting worse every day.  Did you know wetland buffers now can be up to 300 feet and any tiny little creek with fish can require a buffer of 165 feet.  Don’t let things like site distance blindside you along with many many more issues.  For a very small investment, I can help you get a good feel of identifying potential problems you might have to deal with and how to solve them or move on.   For Buyers, I also throw in more good information about real estate sales data and listing history.  It all helps to make an informed decision about buying land.  I cooperate with MLS agents and respect buyer/agent loyalties.

 

The following list summarizes the scope of work provided by Thompson Land LLC, James Thompson, P.E., Broker for a feasibility studies for land buyers in King County, WA.

 

1.  Regulatory Agency Research 

     (with print out for client)

     a.  County mapped sensitive areas

     b.  Zoning designation and special zoning conditions

     c.  Topography map

     d.  Aerial photo

     e.  Permit history

     f.   Road Mitigation Fees

 

2.  Real Estate Research 

     (with printout for client)

     a.  Search Multiple Listing Service for past Listing & Sales data.

     b.  Provide King Co. data for current taxes & assessed value

     c.  Provide King Co. data for recent sales activity

 

3.  Site Inspection

     a.  Identify and measure with a clinometer the percent grade of any steep  

          slopes classed as sensitive areas.

     b.  Point out potential wetland areas

     c.  Identify any streams

     d.  Look for other potential restrictions, ie: site distance, drainage, etc.

 

4.  Discussion

     a.  Discuss probable sensitive area buffers and amount of usable land.

     b.  Discuss zoning and development regulations

     c.  Discuss potential building sites and site development considerations.

     d.  Provide names of qualified service companies as requested for   

          continued work with wetlands, soils, well drilling, subdivision, home

          building and more.

 

5.  Cost

      a.  Minimum charge $250 includes above research, travel and site visit time. 

           Travel and site visit time exceeding 1.5 hours is charged at $125 per hour.  

            Payment is requested at time of site visit.

      b.  Written reports, if requested, are charged at $125 per hour. 

      c.  Research of nearby wells with printout from Dept. of Ecology  

           records can be provided for $100.
